Plaza Fiesta, LLC is a newly formed real estate investment platform with a mandate to own and operate a portfolio of daily-needs retail assets in dense, urban markets with a strong Hispanic demographic. Plaza Fiesta is funded by Calzada Capital Partners (www.calzadacap.com), a real estate private equity company with over $6 billion in assets under management. Calzada’s diverse portfolio spans multiple property sectors throughout the Americas, including industrial, residential, retail, and self-storage.
The principals of Plaza Fiesta have extensive experience building and managing real estate operating companies while generating favorable returns for their investors. In addition, the principals have served at the executive level in real estate groups for two of the most successful grocery chains in the US and Mexico. Our experience approaching retail real estate from the tenant perspective gives us a unique advantage in creating a positive outcome and productive relationship between users and owners.
OUR BUSINESS PLAN
The Plaza Fiesta business plan is well-defined and straightforward: generate long-term, stable cash flows from a portfolio of retail assets located in submarkets where there is a dense Hispanic population. Our shopping centers will be the first choice for consumers in our markets. The tenant mix will be carefully curated to reflect the needs of the surrounding community, and our property management will ensure a safe, efficient, and consistent retail experience. Plaza Fiesta’s target demographic holds phenomenal purchasing power, and will respond favorably to thoughtful, best-in-class retailers occupying high quality shopping centers.
Our initial target markets include Southern California, Texas, Denver, and Chicago. Plaza Fiesta will acquire assets throughout the life cycle from land warranting new development up to a stabilized, high-performing retail center. We will focus on grocery-anchored and necessity-based assets with a $5 million minimum investment, but are flexible to proceed outside of those parameters for the right opportunity.
Currently under contract in the Houston MSA is an example of our desired acquisition profile. The 118,000 square foot center is anchored by a regional neighborhood grocer who has been successful in this location for over 20 years. Other tenants include a dollar-store, a fashion clothing store, and a household furnishing rent-to-own operator. Owned by a major institutional real estate company for many years, the asset will benefit from focused and motivated leasing and management, including capital expenditures that will freshen the appearance and attract new tenants.

We are very well capitalized and have the capacity to close transactions without a financing contingency. The investment required for our target asset falls into a range generally larger than individual investors can pay and below minimums established by institutional buyers.
